    Dear Sir,

    This is the worst experience I had with such a reputed builder like LODHA GROUP who not only make false promises to get its flat booked but also harass customers who are ready to cancel the booking even when the project is already delayed and necessary approval from Govt of India is still pending.

    Pls help. The mail sent to them earlier is mentioned below.

    2. Covered parking space to be provided to both of us which is also mentioned in writing in the application form.



    But last sunday when we visited the site for paying the first installment of 2 lakhs 14 thousand, we cannot believe after speaking to your sales person that the project will not complete before Dec 2012 ( which will not resolve the purchase of ours)



    Also the commitment of covered parking space is in doubt since the final print of the project is yet to happen.



    Hence under these circumstances, We would like to cancel the booking and seek the refund of Rs 27000/- paid by each.



    Pls do the needfull at the earliest. For any doubts you can get in touch with any of us .

    I am also facing the same problem.In the same way the sales staff lied blatently to me that possesion will be given in Dec 11 and Stilt parking mentioned on the app form.But after some time when I again enquired,they told how is it possible to handover possesion in 1.5 yrs, it will takr 3 years also parking is not sure.

    What happened to your cancellation.Could you please share your experiance with Lodha

    This is not only with you guys, it has been the case with everyone. They are just giving a run around. Please watch out guys before you want to book your dream home.

    The guys there are only focusing on sales and nothing else. They have started issuing allotment letters and now in fact we can see more people adding on to this list. Coz, it is only on the letter of allotment that they have mentioned that possession would be by August 2013.

    So watch out guys, watch out India. Lodha may be a reputed builder but not anymore you can keep them on this level as they are least bothered about satisfaction of customers.

    Dear Friends,

    Let me warn about this World's (No.) One Cheaters (builders') who have looted us and from the posts we can see many others. Now it has been 3 years that we booked a flat in Serena Bldg. E wing in Casa Bella in Aug' 2008. Till date nor the project has come up nor approved. And they have been only promising for another 6 months and the work will startand have already taken the stilt Parking charges by creating the euphoria that in case you don't pay by Oct'2010 the charges will go double.from Rs 1.08 Lacs to R s 2.16 Lacs. Can you imagine, even after 3 years the excavation work has not yet started and the response from sales is pathetic. They keep on tossing the customers between the Corporate office and the site office. Customer service is Worst in its class wherein they will not pick up the phone for months and thereafter you will come to know they have left Lodhas. These guys are bunch of liers who have clapped alongwith the bell ringing while you booked. All these hired partners in cheating by Lodha don't have any directives to inform the customers except keep lying! Numerous calls and mails remained unanswered. One thing is sure they have a strong nexus politically and that's the reason, in spite of unearthing huge cash collected from their office in the past they can still roam free and collect the cash at their whims.

    I had also booked a flat in CASA Rio last year in sept 2010. Till now i had paid 9.21 lacs including 20 % and registeration + parking charges. Yet the escavation has not been completed and every month they keep on demanding the money in some case increase in the Service Tax or by way of interest on late payment even though the cheque is sent to them on time. I dont know how much more they will be coughing an amount from some us.
    There is no Customer experience only. Know they have inovated with an new trick of raising queries online and getting the reply in 5 days. It means that you are ill today and the medicine will be given to you once you are about to death...

    What a name? Its a shame on such a reputed builder...

    Worst experience as Lodha customer service have online query & they revert back if they feel only .
    One way communication as lodha intimates all booked flat owners to keep paying . Soon they will say , plinthing is about to start,so pay 10 %.They have started this new service taxes and prime location additional amount to be charged . Every month they demand more money and the Casario apartments will not be ready till Dec 2014. Registration is asked to be done , when there is not even escavation started at the site . So you are registering an apartment which is in the sky virtually and not even built ! Open parking alloted in the allotment letter . Worst customer service and worst builder to have , if you are stuck with them . Lodha offices were raided ,so they are not getting loans from banks . Inorder to move their projects , they are demanding money from booked clients and rotating the money into other projects in mumbai which have higher appreciating value than this Casario , Casabella which will take 2015 to stabilise firstly .

    Default Lodha Customer Service -Horrific Experience

    Lodha customer service and revert back via Query Number is the most horrific experience for customers who have booked at Casario / Casabella . The communication from Lodha is one sided , once they shoot a letter of payment to the client . After that you keep querying , they will revert back in 15 days or sometimes not bother to revert back . They don t even have customer service agents who can reply to simple queries like which bank , which branch for Bank transfer . They will ask you query number or take a query number -we will generate one for you . So if you are thirsty , they offer you water after 5 working days , if they wish to . So once you have booked with this Lodha group , you are virtually locked , with them requesting payments every month , inorder to generate funds , in the name of service taxes / parking allotment charges / registration -when even the plinthing has not started , only board is present at the site . How can they expect customers to register an apartment , which is present in the air . I am surprised that Kalyan muncipality is allowing such registration to be done .
    Normally after 50 % completion , maybe registration can be done or customers do after 90 % completion also .
    Some strange ways this project is moving ......................

    Hi,

    I have got home loan sanctioned for casa rio dombivili for genevia F
    The ban;s technical department has rejected their plan and have refused disbursement on the ground that the project plan is not matching with the actual construction.
    I am in receipt of their demand letter and also late payment notice with 18% penalty for late fine.whereas Lodha group is unable to satisfy my Kotak bank requirement .
    Can anyone help /suggest the way out? I have already registered.
    Their customer care is a nightmare.They are not responsive and fool around with clients.One of them actually said that -quote0---is it possible to answer 800 queries in one go?--unquote
    when I asked about their non responsive attitude to mails,he said --quote----same problem.----unquote-
    Very irresponsible attitude.

    It is a scary situation to see so many customers who have booked flats with Lodha at Casario Dombivili
    and now have run into problems especially with the pathetic Lodha customer service department .

    It does seem that customers keep paying Lodha for the bookings on one account or the other like service taxes etc but still have no clue on project progress . Even piling not started on 2 BHK ,s but already they are requesting customers to register their apartment .

    Below person to whom Kotak bank is not approving the loan should be aware that kotak bank is also
    Lodha ,s bank .

    Wonder if Lodha customer service have any ethics in replying to client queries or just sending emails and letters for 18 % interest per annum chargeable . They send the letter and letter reaches you after 4-5 days , so you have effectively only 8-9 days to pay the amount or bear interest charges to them .

    Once the flat booking is done , then it is one way communication , lodha to client only . Client is at lodha mercy .
    Parking charges cited on letter is for X Amount but their customer service will shoot a letter demanding X +Y Amount and payable by so and so date , so what was the X amount specified -when asked , they say sorry -pls pay the X Amount only .

    Registration of flat to be done but why are they registering a flat which is only on paper , where escavation not started ! Any replies from anyone ?

    I am in the same situation as everyone is talking about here. All communication stopped except one way from Lodha to customer in form of letters asking for money.


    It does help to read these forums and voice complaints to some extent. But what is the next step we can take?

    Registered a ticket on the help desk website on 12th July .Still no response .Could some one tell me about the escalation matrix as that is not mentioned in the website .I am pissed off and have been running from pillar to post for getting a NOC doc for Punjab and sind bank and a building blue print

    Angry Mahaveer Estates(Radiant Enclave in Bangalore) - Cheaters

    We are having worst experience with these Mahaveer estates builders(Bangalore). They are cheaters. We registered 2BHK flat in last year october and all amount was discussed and agreed. Possession was due on Jan 14 where as till today they have not given the possession. Still some work is going on. and now when i want to take the possession as is, he is charging heavy amount and not letting me to take my flat back.

    only 136000 payment was due and because of six month delay, they are supposed to pay me for these losses (rent for 6 months) and they are not only causing the delay on top it, they are not even considering the losses incurred and they are additing some stupid service tax(which around 54000/- as extra money) and they are asking more money from us

    Response and support is worst. This is the worst builder i have ever coordinated with. I request everybody not to trust these guys and they keep cheating by saying some amount and finally they will ensure take lot of money from you.

    Now i want to cancel this stupid registration and want to take back my money with all the losses incurred. Can somebody help me in this regard.

    cant we go to consumer court to get our money back? please suggest/guide...

    The customer care team is hopeless (CARELESS).
    They just send Demand letters in bulk not caswe to case. This is a horrible.
    They are neither reachable through phone & mails nor they address the queries sent online.
    I had not expected such things from Lodha.
    Should we recommond casa rio?

    I booked a flat and like many others am having just the worst time ever trying to cancel it as no one seems to care.

    !!!!! DO NOT BUY ANYTHING FROM LODHE GROUP UNLESS YOU LIKE TO FLUSH GOOD MONEY DOWN YOUR TOILET !!!!!

    Default Lodha casa rio fraud and cheater to mass

    LADIES AND GENTLEMAN

    I have booked 2bhk ,ultima in Casa rio - Genevia, and paid 27000/- during last Nov 2010.
    while making 4.5lakh instalment, i asked some approvals which they claimed in their possession at the time of negotition. Cheater Lodha refused to part with any documents, so i have stoped the payment of 4.5 lakh from the bank. Now they say, the amount 27k is forefeited. I do not want leave single penny to this f******g n cheating company. Like this they amassed the wealth in multi crores. Please advise how to get my money back.
    Their promise was to give the delivery in 2012 but till date nothing has happended, no approval .

    It is also learnt that they have taken advance from the public against flat sale in their EXCELSIA- THANE WAGLE IND ESTAE. No permission is available to any builder in wagle for residensial complex. It is should be industrial/commerical. i think many are trapped in lodah.

    let us join together and drag them to court

    I have made a payment of total Rs.5,50,000/- in three installments towards: 19.9% Consideration amount Rs.4,24,462/-; + Rs.1,06,115 = 5,30,577/- you now have an excess amount of Rs.19,423/- with you to be adjusted towards the 2 slab payment, therefore the amount due to you should read as Rs.86,692/- and not Rs.97,763/- as they are claiming. Please look into this matter as it is very URGENT.

    I have addressed your office bearer on the email id given to me for correspondence, but sorry to say there is absolute no response, if need i would like to forward the message to bring to your notice the number of my concern and details have gone unanswered.

    To avoid delay from my side i look forward to an early reply....and will refuse to pay any interest amount as you have an outstanding of mine with you, please note this

    Being a reputed builder Lodha should come out clean by resolving the grievance's of all the customers. Someone more responsible should be appointed to look after consumer's grievance's. Your customer care team stinks, and they cannot give proper reply nor guidance. We have put our hard earned money into your Casa Rio & Casa Bella Project and we expect due respect and proper control of our money/bookings.

    Your invention of 'Proper Change Initiative ' is no good at all as we dont get any reply from your Customer Care Team, even after assuring a committed reply within 2 days or 5 days. All our queries go unattended and you come out suddenly with more problems for us by levying 18% interest on our Payments even though we do the payments in time. This is ridiculous. Actually speaking I regret booking a flat with Lodha now.

    Hope things would change soon and Lodha would come up with more constructive ways to tackle their customer's grievance's.

    I booked a flat in casario arctica wing on july 2010.It has been more than one year,till date only responce from customer care team is regarding the amount i have to pay and to do registration for flat which is till now only an imagination.They threaten me by saying that "IT IS THE GOVERNMENT RULE TO DO THE REGISTRATION IF YOU HAVE DONE PAYMENT OF FIRST TWO INSTALLMENTS,EVEN IF THE PROJECT HAS NOT YET STARTED". Only thing they are doing is putting whole paged adds on newspapers every weekend,to get more new customers from whom they can get money by pure cheating.Till the booking is over the sales men will also have a very good face and assure us we can call them for any guidence in future.THE BELL RINGING AND CLAPPING AT THE TIME OF BOOKING IS TO SHOW THAT LODHA GROUP HAD FOOLED ONE MORE CUSTOMER AND NOW THEY ARE READY TO LOOT THE HARD EARNED MONEY OF OUR LIFETIME AS AND WHEN THEY WISH IN RETURN GIVING ONLY MENTAL TENTION FOR THEIR FOOLED CUSTOMER. Their so called dedicated customer care is the worst team or a group of lodha employed liers .When i asked my sales man for help he was telling:"Sorry I cant do anything.Many customers have the same worries.I am only a sales person and this is only a sales office .You please go to the Mahalekshmi head office and there you make HUNGAMA (literally he said the same word) about the project ,may be you will get any responce".
    i request the new customers who are thinking to invest in any lodha's project to stop and think once more...................................you should not be next one fooled by lodha sales office team & the customer care team who ask you to pay thousands of Rs as interest for a pending amount of Rs 0.00!

    There are definitely few issues related to this project. But believe me this is very good project in long term.

    This is common with any big project. You will find similar complaints regarding other big project and builders on internet. People only complaint when they have issues.

    The remedy is to join together and clear all these problem by contacting with their customer care. We, the flat owners of Casa Rio Dombivali have created website--- palavacity dot com

    And trying to get our problem addressed by the Lodha. I must say, except for few glitches, the customer care has improved their service in last few months and helping to get problem solved.

    I agree with you. Even I have booked a flat at Casa Rio and the customer service is nothing but a circus. Even I am receiving letters mentioning interest penalty for late payment though I have been paying on time. Anyone has any clue when this project would be completed. Write to anoop1966@gmail.com.

    I do not agree with you, Lodha is worst than any small or big builder.

    Lodha has shown its bad color to all the common people. They are chetaer like no other, I believe. I have also booked a flat in CASA RIO, paid 20% as well, but they have increased the consideration value in the name of car parking. They are helding my registration also.

    I am not willing to buy reserved car parking at the moment due to money problem; however they are insiting on the same. Lodha employees behaviour is worst example inthe field of customer care and executives responsiveness.

    We need to voice our concern in unity and show them common man power.

    Let's unite for a better India. I am Anna Hazare.

    i read all the treads regarding Lodha Casa Rio & else.
    i want to book a flat in Casa RIO Gold. Lodha people calling me for booking. they are saying CRG will start shortly.
    is the issue is solved or yet as it is? are the works started?
    can i go ahead or not?
    suggest me.

    i was booked a flat in casa rio plava genevia building f 602 for wrong promises and misselling i want to cancel but company not responding to me i am trying from last 15 days company not giving any cancellation form and not telling me process of cancellation and i had already given out allotment letter to my relation officer i have a urgent need of my money till now not doing refund my money i am in very big trouble they are doing delay day by day and charging interest also vikram singh f 602 genevia building
