Thumbs down failed to hand over the house

We purchased individual duplex bungalow, model house (2 years old) of Palm builders, Medavakkam in the year 2008, September. It was as a furnished house, so we purchased it for nearly one crore. As few pending works were there we kept one lakh on hold to pay them finally. They itself used the house for a year as model house & paid rent of 23, 000.After that duration without our knowledge they kept one family as tenants & just gave us information regarding that. Those tenants without paying any advance, they paid 15, 000 rent & stayed for few months.Past nearly 6 months the house is vacant, pending works + extra repair works are alive. If we call, the responsible person is not at all picking up the phone. We are staying in Pune, so our father-in-law (being in 70's) went to Medavakkam office & the main office also several times. They are so ignorant & irresponsible. They just say as the workers are busy in new project, no man power is available now.How much ever new projects they have, this particular house is their nearly 5 years early project.Itz their duty to keep up their word & handover the house.Actually they have to finish all the work & handover the house as soon as possible or provide us compensation for their work delay. It will be so kind of u people to help & suggest us further regarding this issue.

Unhappy duped by seller of flat

1 yr. back we (my husband) bought a builder floor flat at the back side of ground floor.the whole plot measures 189 sq.mtrs.and has three built up floors. the owner sold the first floor out, made four equal distributions amongst his four sons i.e. back and front of second floor to two sons and similarly ground floor back and front equaly to two sons. we while purchasing saw the sellers registry which stated that he was given semi built up 94.5 sq.metrs at the rear end by his father.he did not show us the original map which was passed before built up of the building. (They made many mutations after the map was legally passed) We before the deed were provided with a photocopy of a map (stamped by an architect)after division between four brothers.the agreement stated that we are buying 72 sq.mtrs of plinth area built on 94.5 sq.mtrs of plot area.we paid stamp duty on 94.5 sq.mtrs. the map showed a darkly outlined area at the back end of the house and a passage towards outside at front exposure.the darkened area is in total 72 sq.mtrs. and the remaining area of 22.5 sq. mtrs is passage for whole building residents covered from above by upper floors. we have no open areas in our possession. the remaining portion of the ground floor is under sellers brother possession and he is living in it (we suspect some of our portion is occupied by him). we feel that we have been duped. is there a practical possibility of claiming our rights or are we trapped. Please help.
