I am seeking advice on the following problems faced by me in my recently purchased new apartment:
1. The owned car parking slots mentioned in the property deed are not yet effectively handed over. There is no demarcation. This is resulting in tenant vacating.
2. Shops have been constructed by the builder and partners without any legal basis. The shops are paying negligible to nil maintenance. It is suspected the encroachment is affecting parking space.
3. There are a- number of leakages in the new apartment - builder is indifferent to the problem and not fixing the problem. This is also leading to the vacation of the apartment by the tenant.
4. Society is collecting maintenance but not spending on maintenance of common areas at all. This is one of the reasons why tenant has decided to vacate within the very first two months of stay.
Now how can we address these issues through either a regulatory body that can direct the builder or
legal body that can issue orders to the builder? What is the process? I am living abroad and find it difficult
to do the processes. Can I do the process through a Power of Attorney?
Kindly advise how I can go about this? It will be too expensive for me to physically be present for all these issues. Thanks in anticipation for advice from experts.
