Hi,I’m 33 yrs old working in private company Bharti Realty,I am going through lot of mental agony these days because of indifferent attitude and greedy intention of the Builders-BPTP ltd.

I have booked 2BHK in aforesaid Group housing project in park floor-II situated in Sec-76, Faridabad in 2008 by their broker m/s kapoor estate Gurgaon and he told us that just pay the booking amount 2 Lakh(non Refundable) and rest of the amount is to be paid in Installment which will be easily Financed by bank, I got the loan approval sanction letter from HDFC bank and that was submitted to BPTP of dated Nov2008.


After few month passed, at the time of Allotment no. I paid 2 lac more and rest amount will paid by bank, told by broker. I had various round of meeting with BPTP to raised my concern, but after long struggling I got signed flat Buyer’s agreement with Allotment no-.T28-202 and Tri-partite Agreement. In jan10 ,I visited the site at Faridabad, to know the current status of my flat. It was very shocking to see not a single activity has been started at site. When I asked their site engineer regarding the status of my Flat-T28-202,he replied that they don’t have this Flat no.in their Construction plan.. It was very shocking to me.
Now it was almost 2 year gone, but still situation is same, agreed that some construction works is started, and in BPTP web site ,the status of Park floor-II shown with current construction photo that Block up to 40 is under progress and ready for possession in next year. Now It was surprised that Till today I don’t have my block no.except flat no.T28-202 park floor-II sec-76.

It was surprised to see, that my Home loan was not disbursed till date, due to BPTP has no required approvals/documents for bank to disburse any amount (i.e the your project is still not approved from Bank to start the procedure).
Even though after repeated Remainder and follow-up through mail or telephonic discussions from last two years, I’m not getting any positive response from your end except demand letter and continual extension of dates in mail of respective approvals from Govt. authorities & departments. Here I enclosed one of mail letter from BPTP.
DEMANDS ARE SYSTEM GENERATED SO IT WILL BE SENT ON TIME TO ALL THE CUSTOMER.SINCE YOURS IS A BANK LOAN CASE AND WE HAVE THE SANCTION LETTER SO IT’S WELL NOTED IN OUR RECORDS. AS SOON AS WE’LL RECEIVE THE APPROVALS FROM THE RESPECTIVE STATUTORY AUTHORITIES, WILL GET BOTH PTM & NOC EXECUTED ON PRIORITY.NO INTEREST WILL BE CHARGED (ON DEMANDS PENDING) FOR THE PERIOD (STARTING FROM THE DATE WHEN SANCTION LETTER IS SUBMITTED WITH THE

Now the question comes in mind that why still BPTP have not concern approval even construction of some block in full swing ,why I don’t have my block no, When I get my PTM and NOC for my unit. How long it will take to disburse my loan from bank.

I am exactly in the same situation . Though the tower is listed but still the bank is not disbursing. what is the way out. Its 2 .5 years now. Mails to BPTP get no reply. Recently the sent a mail that banks have started disbursing and they listed 3 banks who were doing that. on my query whether i can see the sanction approval , they declined . Now when i called Axis bank , they said they had stopped disbursing !! So we are back to square one. We need to form a group and approach BPTP
