This thread is created to share customer experience with S&P Foundation Private Limited. S&P Customers are encouraged to place their opinion about this builder to help new buyers. Just write your experience whether it is good or bad in this forum.

I have got a flat in S&P Lakeview apartment last year. I was happy to book this flat becuase of model. Now I feel I should have not booked the flat as we are undergoing lot of trouble with this builders. They sold the entire project as a gated community but now they are saying that they can not provide gate. The project is not yet completed but they have published this project under the completed project in their website and also the MD mentioned in one of the press meeting that they recently completed Medavakkam project.

Road, individual block gate, fence between blocks, club house, garden, childerns play area are still not provided to us. They suppose to complete the entire project by Jun 2010 but till now they have not provided the above facilities to us.

STP is not operated regularly and some times we get bad smell in the bath room due to non-operational of STP, Water leakage from overhead tank but they never worried about that, we had lot of trouble with EB connection and bill payment. street lights were not operated for long time and they provided it after many followups.

If you are planning to book flat in S&P project please visit Medavakkam site before make your decision and get feedback from Medavakkam lakeview flat owners.

Please think twice before associating with S&P. We had and having bad experience with S&P.

I also bought a flat in S & P lakeview apartment last year. I am also facing the similar issues as kumar. The builder wants money and he will not do anything he promised.

See below the facilities they promised to build while booking and current status,

Promise 1: This apartment is closed community and the roads inside are private.
Actual: After one year we came to know the roads inside are gifted to panchayat. Now all public people have access to this road and totally we don't have any security.

Promise 2: We will put a gate in front and back sides
Actual: Because the roads are gifted to panchayat we don't have rights to put the gate. The compound is always open and securities also not able to control public.

Promise 3: Children play area will be provided.
Actual: We thought that children play area will be in open place like done in other apartments. But they are putting this children play area in second floor of club house. Also no approval for children play area and because of this is in second floor no safety for children.

Promise 4: Club house will be provided with gym
Actual: For club house no approval. And recently we came to know that this club house and children play area also will be gifted to panchayat and anyone from outside can use this. But they collected 50000 from each flat owner for thsi club house.

Promise 5: Common STP (Sewage Treatment Plan) will be provided.
Actual: They installed STP. But for that also no approval and any one can connect with this STP. Already one builder nearby our S & P planned to connect to this STP for his apartment. Also this STP not operated for more than one year and we are living in unhealthy environment.

Promise 6: Entrance gate will be provided for each block.
Actual: Upto this time no entrance gate provided for blocks. Already for compound wall also no gate. Here for blocks also no gate. Due to this totally no security. Dogs also coming inside the apartment because of no gate. Snakes also coming inside.

Promise 7: Roads should be completed within one year.
Actual: Still the roads are not completed and if any vehicle going on the road full dust coming inside the house.

Promise 8: Avenue trees will be provided on road side.
Actual: There is no space for avenue trees because they converted all open places flats and sold.

Other Issues: As per the approval plan separate septic tank should be provided for each block. But they not provided separate septic tank and instead they given unapproved STP. Now panchayat is objecting and they are asking money everytime they visit.

Important One:
They mentioned in their website that the S & P lakeview apartment is completed. But they completed only 50%. You can refer their web site S&P LivingSpaces, Mogappair West Ext. ? integrated township ? 2,800 apartments & 300 villas

Currently they started new project in Mogappair (Ayanambakkam). In their web site they mentioned lot of things. Please don't trust them. If you still have doubt, you can visit to our S & P Lakeview Apartment located at Vadakkupattu Main Road, Medavakkam and you can enquire any flat owner their.

Other than common facilities, there are lot of pending work in each flat. They promised to put Teak Wood main door for the flats. But they put only door with worst wood and anyone can break it very easily. Also lot problems like water leakage in tank, water leakage in pipelines, lights not working, etc.

So be alert and think twice before booking flat in S & P.

“Hi. This is Prabinder. I have recently visited S & P Living spaces project near Ambattur. Its a massive project and calm locality. They have done well in past and S & P Residency and Garden are the great examples. Generally, builders takes time to finish and handover due to multilevel approval process of obtaining approvals. I have seen many projects all over Chennai and they delay just because of irritating waiting time of approval and same must have happened in Lakeview project which is unfortunate but inevitable. I am surprised to hear that S & P has already got their approval for the phase 1 they launched last year. Their are many others still struggling to please the approval authority's appetite.

I have consulted the owners of Residency and garden project and they are pretty satisfied with what they own now. Planning to get one now to invest some money.

Things like this happen. Its unfortunate if your points are right. It happens with every builder. But S & P is improving well now. And i believe strongly that they will build great homes in future.

Mr. kumar_sss12, on basis of 1 project alone, you cannot judge the credibility of any builder. It happens with all construction companies. Their other are very good. That's why i chose S & P Living spaces project to go with.
