I had booked a plot OF 100 YARDS with ARUN DEV BUILDERS for its Dehardun Project in 2007. IT is three years now and there has been no response from them. This year I decided to go and see their site. But to my disappointment I could see that there was only an agricultural piece of land which they called theirs and had no boards even.

Disappointed I rang them again and they yet kept giving me false assurances. When I asked them about the refund they said that they would refund the amount only. But I learnt from many people that they are the most unreliable builders and harassing the customers is their nature.There are also complaints that even while refunding the booking amount they trouble the customers too much. there have also been cases of no refund. Their touts often keep showing people greenery. But in fact these people also say that any moment they can be declared insolvent. None of their projects are complete and just to mislead people they keep on talking about other projects.I don't know what to do and how to get my amount and compensation for three years. Should I go to the court ?

I earnestly request other people not to trust anything in the name of ARUN DEV BUILDERS.

MY NAME IS BHARAT CHOUHAN. I ALSO BOOKED 350 SQ. FT. AREA FLAT IN BHIWADI RAJASTHAN. TOTAL SUM OF RUPEES 62000/- WAS PAYED. BUT AFTER SOME MONTH I FOUND THERE IS NOTHING CONSTRUCTED AT THE SITE. SO I DECIDED TO WITHDRAW MY MONEY. I SUBMITTED MY DOCUMENT FOR REFUND IN MONTH OF FEB 2009. BUT THEY REFUSE TO ACCEPT MY REFUND DOCUMENTS. AFTER AROUND ONE YEAR LATER THEY ACCEPT MY DOCUMENT AND ISSUED ME TWO POST DATED CHEQUES FIRST 12000/- (JUNE 2010) AND SECOND 50000/- (JULY 2010).
IN MONTH OF JUNE I PRESENTED CHEQUE OF RS. 12000/-. BUT THAT WAS DISHONORED BECAUSE OF INSUFFICIENT FUND. I CALLED TO MR. RAJESH MALIK, HE TOLD ME THAT PRESENT MY CHEQUE AGAIN NEXT WEEK. THAT TIME THE 12000 RS. CHEQUE WAS CLEARED. NEXT MONTH OF JULY ANOTHER 50000/- RS CHEQUE PRESENTED. IT WAS ALSO DISHONORED. I CALLED AGAIN MR. RAJESH MALIK, HE REFER ME TO ANOTHER PERSON NAMED KUMAR GOURAV. HE ALSO TOLD ME TO PRESENT MY CHEQUE NEXT WEEK. BUT IT WAS DISHONORED AGAIN. SO I CALLED AGAIN MR. KUMAR GOURAV THEN HE TOLD ME THAT COMPANY FACING PROBLEM OF LIQUIDITY. SO THEY WILL ISSUE ME ANOTHER PDC OF RUPEES 50000/- . I CALLED AGAIN MR. RAJESH MALIK, THIS TIME HE REFER ME TO MR. JATIN. NOW JATIN TOLD ME PRESENT MY CHEQUE NEXT WEEK. AS USUAL IT WAS DISHONORED.
NOW I FEEL VERY HARASSED AND FRUSTRATED BECAUSE MOST OF TIME NOBODY (ADBL’S REPRESENTATIVE, MR. RAJEASH MALIK, MR. KUMAR GURAV, MR. JATIN) RECEIVE MY CALL. WHEN I CALL THEM FROM ANOTHER PH. NO. THEN THEY GIVE ME ANOTHER FAKE DATE. SO I DECIDE TO REGISTER F.I.R. AGAINST ADBL BUILDER IN ECONOMIC OFFENCES WING OF DELHI POLICE CRIME BRANCH, MALVIYA NAGAR.

I had paid them almost half the cost of the plot when had a doubt on reliability of their project and thought of investigating and to my horror i realised that i am investing into a almost non existent project and hence i decided to withdraw. After that since Jan2011 i have been behind them to get my money back but have not been successful and intending to go legal. pl advice. Thanks

I paid 25% amount which comes to Rs. 5,51,000(Five lakh,fifty one thousand) for the total cost of flat of Rs. 22 lacs, by attracting their Slogan as "HAMARA SAPNA,SABKA GHAR HO APNA".

They Promised me for Handing over the possession of Flat in March,2011. Whenever I visited no construction was started for which they have not given me any satisfactory answer. On, enquiring I came to know that they will not give me the flat even in next three years. Then i told them to refund my hard earned money. But they made me to run to their every office on different places. Then i made many written request to refund my money.

Now I realised that i have been cheated,frauded and bluffed. Thereafter I had taken a legal action by filing a case before Delhi High Court through my Advocate. The High court Issued Notice to M/s.ARUN DEV BUILDCON (ARUN DEV, Group of Companies).

I shall welcome if anybody would suggest me any faster procedure for early Refund.
