Respected Sir,
I have purchased a Shop from M/S SD Construction in their redevelopment project at Goregaon (W), Mumbai. They have given me possession of the shop in the month of Oct 2007 without occupation certificate. Till date the Society has not received Occupation certificate. Last month I have received a maintenance bill from the society for 30 months which includes property tax from the BMC which is 25% higher than the other shop owners. When I checked up with the Committee Members I was told that this shop has been assessed as an Office because this shop was being used by the Builder as Sales Office. I am the first user and my agreement is as a shop. Society has issued me a share certificate as a shop than why I am being penalized to pay 25% extra from other shop owners as property tax. BMC is not ready to reverse this. Builder is not ready to answer on this, he wants me to pay the extra charges.Please advise me what should me my course of action. As this is a big amount which I have to pay without any reason.
